Approach
We do not flip. We buy, renovate and rent. Each apartment is a long-term holding, and each renovation respects the character of the building.
We look for undervalued apartments in Helsinki's finest districts. Building condition, location and architectural quality matter more than price.
We renovate to a high standard with Finnish craftsmen. We keep original parquet, mouldings and tile stoves whenever they can be saved.
We let apartments ourselves, without agents. Tenants are chosen carefully and long relationships matter. A home, not a transaction.
Process
Every project follows the same careful path. We do not rush. The time we spend on planning and craft is visible in the result.
We review dozens of possible apartments before we make an offer on one. Condition, the housing company's finances and long-term prospects of the block all count.
Working with an interior architect and our builder, we produce detailed drawings. Materials are chosen for longevity and for the era of the building.
Structural work, plumbing, electrics and finishes are carried out with care. Original features (tile stoves, oak parquet, cornices) are restored.
We meet every applicant in person. We look for tenants who value a home and are likely to stay for years.
We are the landlord. We answer the phone, we handle maintenance, and we make sure the home stays well kept.
Districts
These are the architecturally richest and most enduring parts of Helsinki. Most of the stock is early twentieth century, and it holds up.

Old Helsinki. Stone houses from the late 1800s. Quiet and dignified. Meritullinkatu and Kirkkokatu are favourites.

The heart of the city by the sea. Classical facades and the shoreline at Merisatama. The most sought after quarter.

Bohemian, and still to be taken seriously. Iso Roobertinkatu and Uudenmaankatu are among the most alive streets in the city.

The old working district of Helsinki, now varied and young. Small apartments, but demand is high.

Etu- and Taka-Töölö. Art Nouveau and functionalist stock, close to the concert hall and stadium, easy connections into the centre.

A garden district on an island east of the centre. Early 1900s villas and Art Nouveau architecture set in a parkland landscape. Quiet and dignified.
